Include access rules, contact details if an escort is required, and whether a compliant posting or brief neighbor attempt is approved via Occupancy Verification. For exterior only proof, list specific signage and posted hours frames and use Business Verification SV0001 SV0002. If vehicles or equipment are involved, add Vehicle Collateral Inspection. If there is recent damage, add Loss Draft and Damage Inspection. A notarized Proof of Residency letter is accepted more consistently when it includes four items the clerk can verify:

• Full service address including the unit number and ZIP code
• Move in date or the date residency began
• Landlord or manager contact details for verification
• Printed names and signatures that match IDs and the lease

When the Grantor is a Trust, LLC, or Corporation, the signer must show both identity and authority to sign for that entity.

• Trusts: A recent Trustee Certificate or Certification of Trust naming the acting trustee(s).
• LLC/Corporation: An Operating Agreement or Corporate Resolution that gives the manager, member, or officer power to sign the easement.
• Document match: The title printed near the signature line should match the capacity shown in your paperwork, for example “Jane Doe, Trustee.”
• Recording readiness: We complete a Nevada acknowledgment that reflects the signer’s capacity so the Recorder can index the instrument correctly.

Reverse mortgage signings are more detailed and often take longer than standard refinances. Borrowers should prepare valid government issued ID, the reverse mortgage counseling certificate provided by the HUD approved counselor, and any occupancy or identity affidavits required by title. Non borrowing spouses may need to sign certain disclosures or acknowledgments even if they are not on the loan. We verify identity, confirm willingness, and notarize the pages that require a Nevada jurat or acknowledgment.

• What is usually notarized: Deed of Trust or equivalent security instrument, select title or lender affidavits, and other sworn statements when instructed.
• Spousal participation: A non borrowing spouse may sign spousal or occupancy documents based on title requirements and vesting. Bring valid ID for every signer.
• Time and environment: Expect a longer table session with clear lighting and a stable surface. We move at a steady pace and confirm each signature and initial block.
