A Property Condition Report includes a structured exterior set followed by optional interior frames. Exteriors cover front, side, and rear elevations, address markers or mailbox ID, parking and approaches, access points and fencing, lighting, and visible hazards using Exterior Only Property Inspection. Where applicable, we add signage and posted hours in a consistent order that works for owners and lenders. If access is permitted, interiors add public areas and rooms plus simple utility indicators through Interior and Exterior Property Inspection. Presence checks and posting photos are handled with Occupancy Verification, and any claim items can include Loss Draft and Damage Inspection. All images are time stamped and delivered in a lender ready sequence.

Short answer: A Grant of Easement or Right of Way is completed with an acknowledgment. An Owner’s Affidavit, consent, or any sworn statement is completed with a jurat where the signer takes an oath or affirmation.

• Acknowledgment: Confirms identity and voluntary execution for the granting document. The notary verifies who signed and completes a Nevada compliant certificate so the Recorder can accept it.
• Jurat: Used when the signer is swearing to facts, such as an ownership or encroachment affidavit. The notary administers an oath or affirmation and witnesses the signature.
• Why this matters: Mixing certificate types is a common cause of rejection. If your easement packet was prepared out of state, we can add a compliant loose certificate when appropriate.

An Acknowledgment is used for documents such as deeds, easement grants, and homestead declarations. The notary confirms the signer’s identity and that the signature was made willingly. The signer may sign in front of the notary or acknowledge a prior signature. A Jurat applies to sworn statements such as owner or title affidavits. The signer must appear, take an oath or affirmation, and sign in the notary’s presence. Choosing the correct certificate prevents recording rejections and title delays. When title is vested in a Living Trust, the Trustee signs the Declaration of Homestead. The trustee appears with valid ID and presents a Certificate of Trust or relevant trust excerpt that confirms authority to sign for real property. The notary completes an acknowledgment, matching the trustee’s name and title exactly to the document. This capacity evidence helps the Recorder accept the filing without delays.
