Follow the way owners appear on the title: if names are joined by “AND,” every listed owner must sign VP-012; if joined by “OR,” either owner may sign. VP-012 requires original (wet-ink) signatures and no changes after signing—cross-outs or edits invalidate the form. If an error is found, complete a fresh VP-012 and redo the notarization.
