Client-Directed Nevada Quitclaim Deed Preparation
Lake Mead Mobile Notary prepares Nevada quitclaim deeds for customers who have already selected the deed type and can provide complete instructions regarding the property, current owner, intended recipient, and requested transfer.
The service converts the customer’s supplied decisions and property information into a professionally formatted deed for review and execution. Lake Mead Mobile Notary does not determine whether a quitclaim deed is the correct document for the customer’s legal, financial, estate-planning, tax, title, or lending goals.
Who This Service May Be For
Quitclaim deed preparation may be requested by customers who have already decided to:
- Add or remove a person from a property title
- Transfer an interest between family members
- Transfer property between spouses or former spouses
- Transfer property into or out of an entity or trust
- Correct or update ownership information through a new conveyance
- Complete a transfer directed by an attorney, title company, lender, court order, settlement, or estate plan
The customer must obtain professional advice when help is needed to determine whether the proposed transfer, deed type, ownership structure, or vesting instructions are appropriate.

The confirmed preparation scope may include:

How the Service Works
1. Submit the current property documents
The customer provides the current recorded deed, property information, selected deed type, transfer instructions, and intended ownership information.
2. Scope review
Lake Mead Mobile Notary reviews the submitted material for completeness, readability, standard preparation scope, and any issues requiring clarification or professional referral.
3. Preparation and quality review
The quitclaim deed is prepared using the information and decisions supplied by the customer. The draft is checked for consistent names, property information, formatting, and completion of the accepted scope.
4. Customer review
The customer reviews the draft and confirms the names, property description, transfer instructions, mailing information, and other factual entries.
5. Execution and optional next steps
After approval, the customer receives the prepared deed for the required signing and notarization process. Recorder submission, certified-copy retrieval, mobile notarization, delivery, and return shipping are separate unless included in the confirmed order.
Before You Start
Confirm the Transfer Instructions Before Preparation
Lake Mead Mobile Notary can prepare the deed selected by the customer but cannot decide:
- Whether a quitclaim deed should be used
- Whether the customer should transfer the property
- Who should be added to or removed from title
- How ownership should be held
- Whether a transfer affects community property
- Whether lender approval is required
- Whether the transfer creates tax consequences
- Whether the transfer affects inheritance, benefits, creditors, liens, bankruptcy, or an existing estate plan
Questions about legal rights, ownership consequences, title condition, taxes, lender restrictions, or the proper form of ownership should be directed to an attorney, title professional, lender, accountant, or tax professional before preparation begins.
Matters Requiring Additional Review
The service may require additional review or professional referral when the property involves:
- Disputed or uncertain ownership
- Missing or inconsistent recorded documents
- Liens, judgments, foreclosure, or bankruptcy
- A pending sale or refinance
- Divorce or contested property division
- A deceased owner or probate matter
- A trust, estate, guardianship, or business entity
- An unclear legal description
- Multiple properties or multiple deeds
- Uncertain ownership or vesting instructions
- A lender, title-company, attorney, or court requirement
- Changes that exceed the original accepted scope

The starting preparation price does not include:

Recording and Acceptance
Preparation of a deed does not guarantee that the county recorder, assessor, title company, lender, court, government agency, or another receiving party will accept or rely on the document.
The customer must review and approve all factual information before signing. Any recording service must be separately confirmed and is subject to the recorder’s current requirements, fees, taxes, and acceptance decision.
Document Services
Submit your documents, requested service, deadline, and available instructions. Lake Mead Mobile Notary will review the matter and confirm the scope, price, required information, and expected turnaround.
